[2] Quitclaim by [1] Party 1 John son and heir of William Eyse, to [2-3] Party 2 Roger de Capenhurst, citizen of Chester, and Katherine his wife, and the heirs or assigns of Roger, [3-6] of all right and claim which he has, or in any way is able to have in all those lands and tenements with appurtenances in "Neubold iuxta Chester" [Newbold] which Roger and Katherine had by the gift and feoffment of William, John's father, just as is more fully contained in a charter made on this, [6-8] so that neither John nor his heirs, nor anyone in his name, is able to make any claim to the same, but is forever excluded from it by these presents. [8-10] John warrants the same to Roger and Katherine, and the heirs or assigns of the same Roger, against all men.
