[1] Party 1, Hova, daughter [2] of Richard de Tilstan [Tilston] has given and granted, and confirmed by her present charter to party 2, Robert de Bulkeleg' [Bulkeley], for his [3] homage and service, all her land and right which she held or could hold in the vill [4] of Tilstan [Tilston] with all its appurtenances. To be had and held of Hova and her heirs to him [5] and his heirs or assigns; freely and quietly, well and in peace; fully and by hereditary right in plains, in [6] pastures, in meadows; in ways and paths; in the moors and marshes; in the woods and mills; [7] in ponds and vineyards; in the waters with all appurtenances, liberties and easements, homages, reliefs, [8] wardships and services wherever they pertain to the said land, by doing as much service for the chief lord as [9] as pertains to so much land. And because Hova wills that this her gift and confirmation of her charter [10] be forever right and firm she has affixed her seal to this present deed.
